High-Rise Amenity Space

Located in a new-construction high-rise tower in Southwest Portland, this amenity level was built from a raw concrete shell into a full-service resident lounge for the building’s developer. Heritage Electric was brought on for the design and finish electrical package: everything from rough-in branch circuits through the final lighting design that gives the space its character.

The Space

The amenity floor is organized into four distinct zones, each with its own electrical and lighting demands: a quiet study area, a curated library, an entertainment lounge, and an outdoor patio with a built-in fire pit. Because this was new construction, our team worked from the developer’s architectural and lighting plans from the earliest rough-in stage, coordinating circuit placement, panel capacity, and fixture locations before drywall ever went up.

Why This Approach

Amenity spaces succeed or fail on how the lighting makes people feel, and every zone in this project needed something different. The study and library called for bright, even, glare-free light that holds up for focused work. The lounge needed layered, dimmable circuits that could shift from an afternoon coworking mood to a warmer evening atmosphere without swapping a single fixture. The outdoor patio and fire pit demanded weather-rated fixtures and dedicated circuits that could take on Pacific Northwest winters while still looking intentional, not bolted-on.

Because this was a developer-led project delivered as new construction, precision mattered from day one. There was no existing electrical to work around and no room for rework once finishes went in, so our team coordinated closely with the general contractor and lighting designer to make sure every switch, dimmer, and fixture location was locked in before the walls closed up.

Project Result

The finished amenity space gives residents a genuine reason to leave their unit: a well-lit study and library for focused work, a lounge that can host anything from a quiet evening to a resident event, and an outdoor patio built for year-round use. Every zone functions exactly as designed, the electrical is built to last for the life of the building, and the developer got a finished amenity level that reflects well on the whole property.
